Five Dock Town Centre

Urban Design Study

The Five Dock Town Centre Urban Design Study was undertaken by ARUP, HillPDA and Studio GL. It provides a bold and exciting vision for Five Dock to ensure that the centre continues to provide a strong focus for the community, is a better place to live and work, creates improved opportunities for housing diversity and investment, is easy to get around and provides an enhanced built environment. The Study was developed with extensive community engagement, including a cross department Council staff team. The adopted Study includes an Action Plan which is being implemented by the City of Canada Bay.

Our value add

In order to inform the Urban Design Study, a series of stakeholder consultation exercises were undertaken including: a survey of local businesses; a face to face survey of local shoppers; a survey of local residents; and, workshops with the Five Dock Chamber of Commerce and local businesses.

HillPDA considered the factors which influence the economics of property development in the Town Centre. Market research and subsequent feasibility modelling was undertaken in relation to proposed planning controls ensure a holistic and commercially realistic outcome.

Outcome

To achieve the long term vision for the Town Centre, the Study called for the prioritisation and integration of five priority areas:

  • A strong focus for the community
  • A better place to live and work
  • Connecting people and places
  • An enhanced built environment
  • A strategy for long term prosperity

The Study assisted the City of Canada Bay in identifying the actions and priorities required to enhance the Five Dock Centre.
