Priority Investigation Area
Rhodes East presents a unique opportunity for urban renewal with up to 4,000 new homes, revitalisation, growth and economic development in the middle of Greater Sydney on the Parramatta River with train services and a proposed new ferry service into the city.
HillPDA was engaged by NSW Department of Planning and Environment under Roberts Day (lead consultant and project manager) to provide property economics intelligence to the planning of the Rhodes East Priority Investigation Area.
Our value add
In order to independently assess the study area market and undertake a feasibility assessment, HillPDA undertook:
- A site appraisal and information review
- Market appraisal on retail, commercial and industrial properties, residential apartments and residential and mixed use development sites
- Preliminary feasibility testing to determine the likely yield required to achieve redevelopment
- Feasibility testing of typologies prepared by the urban design team
- Feasibility testing of delivery options for affordable housing
- Assessment of development controls on development feasibility
- Assessment of required incentives for the delivery of urban infrastructure including local streets, open spaces and a primary school.
Outcome
The masterplan and supporting documentation was placed on public exhibition in late 2017.
