Planning Pathways and Processes
The Aboriginal Housing Office (AHO) commissioned HillPDA to assist with a two-stage project to review and identify opportunities for appropriate housing in the Murdi Paaki Region.
Stage 1 of the project involved financial feasibility testing of housing options on the various land parcels, and potential lots that could be prioritised to be included in the Housing Affordability Fund Round 1 funding application. In compiling the assessment, and as a value-add, we worked with an architect to produce an architectural report and concepts to provide housing types/designs suitable for the community.
Stage 2 of the Murdi Paaki Housing Project provided advice on the planning approval pathway for 58 priority sites across six local government areas. The key elements of Stage 2 included:
- Identifying current zoning and controls related to each site
- Considering the planning framework and permissible uses and lot sizes to determine the highest and best residential use, but also housing typologies more suitable for the local community
- Considering applicable planning pathways to obtain approval to build the dwelling houses.
Project outcome:
Providing the implementation pathway for 58 priority sites to increase affordable housing delivery in Murdi Paaki.
